
The data trail behind a scorecard line, and what we will not put in the pack.
Verified is not a mood. It is a named source file, a cutoff, and a reviewer who can say the line belongs in this Dual Ledger close. If any of those is missing, the line does not ship. Occupancy without a rent roll dated on or before cutoff is not verified. Jobs remembered on a call are not verified. A soil test still at the lab is not verified. Your GP can still discuss the gap. LPs get a short table they can trust, or they get a blank. They do not get a guess. Moko will not stamp a number we would walk back on the next call.
We match each scorecard line to a file your deal team named before the cutoff. Utility extracts, unit counts, collection reports, loan tapes, and operator tests all count if they have an owner and a date. A consultant slide deck does not. A draft letter from a contractor is not a source file. If the file lands after books cutoff, Dual Ledger does not average two months to fill a cell. The line waits. NAV can still post. The pack can still ship, short. That is slower than a filled table. It is the only way the stamp means anything when Harbor asks who tied the number.
Estimates do not get a stamp. A missing month stays blank. Your GP can still discuss the gap on the LP call. We will not invent a number to keep the table full. Dual Ledger records the named file, the date it landed, and the reviewer. If the line failed last quarter, it stays off until the source file is complete. That is operational, not a manifesto. Verification is not an audit opinion, not counsel, and not a rating. It is an admin check that the line in the pack matches the file we were given for that Dual Ledger close. The auditor still owns the opinion. Counsel still owns the filing. You still own marks and the underlying occupancy, loan, or soil files. If a line failed last quarter, it stays off until the source file is complete. That is slower than a filled table. It is also the only way the Dual Ledger stamp means anything. Do not ask us to carry last quarter's units forward because this quarter's rent roll is late. Harbor will notice. The GP desk can still talk about lease-up. Pipeline is not an outcome in the pack.
Ask who can name the file behind each line. If the answer is a shared drive with no owner, verification will fail that close.
