A notice with a number and a scorecard line

Harbor opened a distribution email on the train. One line: proceeds sent. No source. No scorecard. No cutoff. They forwarded it to IR and asked whether occupied units moved with the exit. IR did not have the file on the phone. Dual Ledger writes a notice LPs can actually open: amount, source of proceeds, tax character if counsel has given it, and the scorecard lines that tied to this cutoff. Extra narrative belongs in the quarterly pack, not in the wire email. Moko does not wire LP capital and does not give tax advice. You still sign. We draft the short file from the same close as NAV.

The four facts on the first screen

Amount. Source of proceeds. Tax character if counsel has given it. Scorecard lines that moved with the exit. If those four are late, the rest of the letter will not get read. Dual Ledger sits those facts next to NAV share, not in a side spreadsheet IR updates after the wire. If units or jobs tied to the exit are not verified for this cutoff, leave them off. A blank line is cleaner than a figure you will walk back on the next call. Portal, email, and optional SMS for opted-in contacts. SMS covers distribution sent and pack available. What stays in the quarterly pack instead

Lease-up narrative, operator letters, and the full occupancy table belong in the Dual Ledger pack, not in the wire email. The notice is the money movement plus the lines that tied. If solar kWh or jobs did not tie this cutoff, they stay off the notice and off the published pack until the named file lands. Your GP can still discuss pipeline on the LP call. Dual Ledger will not stamp pipeline as an outcome. Harbor should not have to open a second PDF from a later week to learn why units moved.

Counsel owns character. The desk owns the wire date.

A distribution notice is not a press release, not a K-1, and not tax advice. Counsel owns character and any filing that follows the cash. If nobody opens the PDF on a phone

Put the four facts in the subject and the first screen. Dual Ledger writes that file from the same close as NAV. If notices live in a portal nobody logs into, still send the short email. The portal can hold the pack. The email has to carry amount, source, and whether scorecard lines tied. Harbor on a train should not need IR to translate a one-line alert. If your last three distributions went out as wire confirmations only, treat that as a known gap. The next notice should carry the four facts even if the table is three rows.

Harbor should not learn the source of proceeds from IR

Ask who last opened a distribution PDF on a phone. If the answer is nobody, shorten the notice. Dual Ledger is built for that short file, not a second appendix.
