Do not call in a vacuum

One notice. One cutoff. The GP still signs.

Ask who drafts the call and who owns the scorecard. If those people do not share a cutoff, Dual Ledger is the desk that puts both on one notice. Harbor should not wire on NAV share while units sit in a Tuesday appendix. Moko will not hold the wire for a perfect table, and we will not paste last quarter units to look complete. A capital call that quotes NAV without the units behind it asks LPs to wire on half a story. Dual Ledger writes the notice from the same close file as NAV. You still sign it. We do not wire funds and we do not custody capital. If occupancy, loans, or soil lines are not verified for this cutoff, they stay off the notice. LPs should not learn a change from a later appendix. They also should not wire on a stale table copied from last quarter. Amount, due date, wiring facts, collection status, and the scorecard lines that are ready. If those five are late, the rest of the letter will not get read.

Q. What belongs on the first screen of the notice?

A. Amount. Due date. Wiring facts. Collection status. Scorecard lines that are ready. If collection status or occupied units moved since the last pack, the call should say so. Dual Ledger sits collection next to NAV share, not in a side spreadsheet. Portal, email, and optional SMS for opted-in contacts. SMS covers those account events only: call due, collected, distribution sent, pack available. It is not a marketing list.

Q. Do we hold the wire for a perfect scorecard?

A. No. Do not hold the wire for a perfect scorecard. If a line is not ready, say it is not in this notice. That is cleaner than a stale figure copied from last quarter. Dual Ledger will issue a call if the amount, due date, and unfunded are ready. You sign. A late LP stays visible on the GP desk until settled or you instruct a different treatment. We do not chase with marketing copy.

A. A call notice is not a private placement memo and not advice. It is the amount due, the due date, wiring facts, and the scorecard lines that are ready. Q. What if the last three calls went out without units?

A. Treat those three notices as a known gap, not a style choice. The next call should carry occupied units, jobs, or soil lines that tied for this cutoff, even if the table is three rows. Dual Ledger will not invent a catch-up history for the silent calls. Put a one-line note that earlier notices did not include the scorecard, then show the current verified lines. LPs who already wired will not unwind. They will start treating the scorecard as optional if you keep omitting it. If a line is still unmatched, leave it off and say it is not in this notice.
